March Monthly Board Meeting Canceled

There is not a quorum for the the monthly board meeting in March, as a result Wednesday, March 9th board meeting has been canceled.

The next Monthly meeting will be April 13th, at 10:00 in Pool House C on Lafayette.

Chimneys in need of cleaning this Spring

An inspection of CHOA Chimneys was done and a letter will be sent out to residents in late Spring if the outside of the chimney is in need of cleaning.

Per CCC and CHOA General Maintenance rules, Homeowners are responsible to properly maintain their residence at their own expense.

Cleaning of your chimney can be done by you or anyone of your choice. If you would like a list of companies used in CHOA in the past, please contact Steve Chinn (schinno@gmaiI.com or 503-682-0234)

 

IRS Phone Scam – What to do

Neighbors Jan Crawford and Jesse Taft recently received a call from Scammers reporting that they would be sued by the IRS.

 

Please do not respond to any call from the IRS, make a note of the phone number if you can (most of us have this information on our phones) and report to the IRS so that they can pursue the Scammer

Per the IRS site:

If you get a phone call from someone claiming to be from the IRS and asking for money, here’s what you should do:

  • If you know you owe taxes or think you might owe, call the IRS at 1.800.829.1040. The IRS workers can help you with a payment issue.
  • If you know you don’t owe taxes or have no reason to believe that you do, report the incident to the Treasury Inspector General for Tax Administration (TIGTA) at 1.800.366.4484 or atwww.tigta.gov.
  • You can file a complaint using the FTC Complaint Assistant; choose “Other” and then “Imposter Scams.” If the complaint involves someone impersonating the IRS, include the words “IRS Telephone Scam” in the notes.

Remember, too, the IRS does not use unsolicited email, text messages or any social media to discuss your personal tax issue. For more information on reporting tax scams, go to www.irs.gov and type “scam” in the search box.

Additional information about tax scams are available on IRS social media sites, including YouTubeand Tumblr where people can search “scam” to find all the scam-related posts.

Neighbors Siamese Cat missing- Your help needed

Below is an email from one of your neighbors:

This is just a quick email asking for your help.  Our cat, Millie, a short haired Siamese, was let out as usual on Wednesday morning but did not come back within her usual 30 minutes.  That is not too unusual.  But the gardeners had been around the street and they were here all day yesterday, which may have scared her.  However, she did not come in yesterday evening and this morning she was not in our garage like she usually is if she is still outside when we go to bed.  We called for her all night with no luck.
Today we still have not seen her.  Unfortunately she went out without her collar on, something that rarely happens.
If you happened to see her yesterday or today, could you let me know?  Also, if you could check your garages in case she decided to hide there.

Holiday Party and results of this years giving

About 75-80 people attended our Holiday Gathering. Thanks to Ty & Joan Kuhns  and Bill & Susan Steel Preparations and their CHOA volunteer team the Country Club was beautifully decorated and everyone who attended had a wonderful time of socializing with their neighbors.   I have heard many comments  since the party that residents look forward to enjoy this party as one of the best of the year.

During our Holiday Gathering we again gave the opportunity for our residents to give to The Community Transitional School of Portland.  This year we raised $760.00 in cash and 45-50 gifts were delivered to the children.  The poster below is from the kids of CTS.

While all of us feel at times that we are caught up in circumstances over which we have no control, many of our students are especially prone to see themselves as helpless victims in a world where they have few options and little or no opportunity to take control of their own lives.  It’s a belief that many of them inherit from their parents and one they will likely pass on to their own children.  Our mission is to prevent that, to break the cycle of poverty and homelessness they are caught in by helping them discover that they have the strength within themselves to change their lives and the support they need to set goals and achieve….

Hardly a day goes by that I am not mindful of your support and what it means.  For the past year or two I have begun walking to work whenever I can.  As the days grow shorter and colder, I am often the first to arrive and I see the building waiting dark and silent for the school day to begin.  Opening the door and stepping from the dark outside to the dark inside, I turn on the heat and lights, and it is often then that I think what a miracle it is that the place I am standing in was built by the kindness of thousands of people for the benefit of children most of them have never met and will never know.  Later, as the sky lightens and children pour from the buses and stream laughing and shouting into the school. I often reflect on how little they actually know about all the people who opened that door and keep it open every day……But we never forget that it is you who make it possible for us to be there, and we are grateful for all you do.

Sunday Morning, January 3rd, these tracks were spotted in the snow at 32035 Boones Bend Rd.

Craig O’Conner is the owner of the property. Craig took the photos of the tracks and researched them. He talked to hunters  and went online with the Measurements and it was determined these were the tracks of an adult cougar.

All residents need to be concerned about their pets and their own safety. Please get the word out to your neighbors especially those who have pets.

Summary of Summary of November 17th Meeting Wilsonville High Priority Utility Repair Project

First the City looked at our system to prioritize Severity (Ie Sewage) and Cost Saving Groupings. From this survey it was decided to Spot Repair Manhole to Manhole the bad areas.

There are three options to repair our system

  1. Cured in place pipe (CiPP) which means that a material flowed into the pipe will seal the pipe (lining the pipe)
  2. Pipe Bursting – they will not be doing this
  3. Open Excavation and Replacement – A brand new pipe (most expensive)
    1. Adding Catch Basins as needed (this happen all areas of construction)

What to expect with CIPP

Time: CIPP can be done at a rate of 800 ft a day or ½ -1day

  • Street Closed to through traffic during the work day
  • Access to property, but may be delays getting to property. Crew will have steel plates to drive on
  • Garbage and deliveries maintained
  • Restricted parking during the day
  • Sanitation service will be restricted and Odors possible (maybe up the trap) from the material
    • This is only an issue for homes that do not have a proper trap installed on their plumbing fixtures. Most homes have this as it is required by plumbing code prior to construction of Charbonneau.
  • Constant information and notification to Residents by Crew
  • Materials stock piled on the street
  • Noise 7:00 am to 3 pm typical, allowed work hours is 7:00 am to 9:00 pm
  • Dust
  • Question/Concerns during repair Contact Zach Weigel 503-682-4960

What to expect with Open Excavation

Time—100-500 ft a day

  • Street Closed to through traffic during the work day
  • Access to property, but may be delays getting to property. Crew will have steel plates to drive on
  • Garbage and deliveries maintained
  • Restricted parking during the day
  • Sanitation service will be maintained. Contractor may ask residents not to flush toilet or run laundry for a couple hours during service connections.
  • Constant information and notification to Residents by Crew
  • Materials stock piled on the street
  • Noise 7:00 am to 3 pm typical, allowed work hours is 7:00 am to 9:00 pm
  • Dust
