Yard Debris – New information to be more in compliance with Charbonneau HOA’s

To be more in line with other HOA’s in Charbonneau, and being good Stewards of your CHOA  Dues, the board has decided to no longer provide yard debris or Christmas tree pickup by our grounds-keeping staff (Garron Grounds).  To that end:

  • Garron Grounds will no longer pick up Yard Debris.

  • We suggest all residents  use the debris containers provided by the garbage service (currently Republic) for their landscape trimmings.
    •  Republic provides the lawn debris can to all customers for free.  If you do not have a can please contact Republic to obtain a can.

  • Those without a can or with excess debris (more than your debris can will hold) can put a filled black garbage bag next to their garbage can for pick up.  Republic Services will charge $6 per bag for this pick up as trash.

  • Collection of Christmas trees or other debris (trash) found in the planting or parking areas will be billed to the homeowner at the rate of $51.50 per cubic yard/per hour.
    • This is what Garron charges your HOA for  removal of excess  Debris, which is then paid out of your dues.  (An extra Black garbage bag @$6. per bag is a much more economical choice).

Please email or call Randy Hitz with any questions.

How big of an issue is this – cost per homeowner for collecting and disposing of yard debris along the golf course and the street frontages? If the collection of yard debris and placing it in our green containers is now to be done by each homeowner I think we are talking about a big issue. There has to be a significant economy of scale to continue with the past procedure as opposed to each homeowner hiring that service independently. I expect the end cost to each homeowner to increase significantly. If I understand the consequences of this change correctly, it will now cost me $960 per year. What was the cost before this change?

Garron Grounds, our landscaping service, will continue to collect and dispose of yard debris along the golf course and the street frontages per their contract with CHOA.

Some residents did not have a personal yard debris bin, and we are asking them to obtain one from Republic instead of leaving the debris in guest parking un-bagged for Garron to pick up. Garron was picking up this un-bagged debris at a cost of $51.50 per cubic yard/per hour and then billing CHOA for the cost. We have asked Garron to no longer pick up residents personal yard debris, which will save CHOA this extra cost.

Republic provides each house, as part of their service, a yard debris bin at no extra cost to the resident and pick up of this personal yard debris trimmings is part of Republics’ recycling service, during the regular weekly pickup. The cost of your weekly garbage service is the same with or without the yard debris bin.

We are also asking residents that may create extra yard debris (more than what fits into their yard debris bin) to place the excess in a black bag for pick up by Republic during the weekly pick up. This extra black bag will be charged, by Republic, to the resident at $6.00 per bag.

It is unclear to me what yard debris this announcement covers. Does this include leaf pickup and debris from the plant and tree trimming that Garron itself does? What is Garron taking care of as part normal landscape maintenance and what are they no longer picking up? Thank you..

Garron will continue to pick up leaf, plant and tree trimmings that they create as part of their contracted duties.

The Yard Debris that will no longer be picked up is the extra debris that residents create themselves. This debris needs to be recycled by placing it in the yard debris bins that Republic provides for each house as part of their service. The bin is provided by Republic at no extra cost to the resident and is part of Republics’ recycling service with pick up during the regularly scheduled weekly pick up.

Garron comes by and blows leaves about and gets rid of them. Are they no longer going to do this/ This announcement is very unclear. At least I hope it is, because if they aren’t going to be doing that, then why do we pay dues?
