OLD BUSINESS

Retention of Files
Board members are updating files in Dropbox. Barry thank everyone and encouraged them to continue.

Safety – Neighborhood Watch
Only one couple come forward to lead the Neighborhood Watch. Unfortunately, they only live in
CHOA in the summer. Due to the lack of community interest, it was agreed to table this for
now. There is also a pretty good informal system where neighbors look after each other. Our
emergency committee is not able to do so at this time. Sandie suggested we might want to put
up Neighborhood Watch signs even if we are not officially organized. Doing so would still
discourage criminal activity. The board agreed in general, but decided to check about liability
issues with an attorney. Barry will follow up.
Alarm systems across CHOA- review options
Barry and Ken are working with Wilsonville Lock and Security to find out who is using
the service. Once we know that, we will be able to better discuss options with
Wilsonville Lock and Security.
Parking lot signs
Steve showed the board one of the new signs and the board like it. The signs will be
put up by the end of the month. Robin will put a notice on the website to inform CHOA
residents of the signs and remind them of the rules. Lines will also be painted in all
guest parking. Steve will draft a post and send it to Robin to put on the website.
Rec Hall C
According to a HVAC contractor, the air conditioner is not working and if it is turned on it
will be ruined. Steve has another company coming out to look at it. He is not sure the
first person is correct.
Steve has made arrangements for the interior painting. It should only take a day or so
to finish the work, and it will be done by the end of this month.
Website Support
Elaine Swyt is trying to retire and we need to find another web master. Robin will check with
Kim Hosford to see if she knows people. Steve will also check on some possible sources.
NEW BUSINESS
Pavement repair
We will start budgeting for this and begin repairs in a couple years.
Committee Updates
Pools: Pools are open but now we can’t swim because of the bad air. All outside
activities are on hold until the smoke clears. Pools will be open until the weather turns
cold.

Landscaping: Garrons is continuing business as usual despite the death of the owner.
There was discussion regarding how to honor the owner for his long service to CHOA.
Irrigation issues are being handled well.
Karen chose flowers for next spring.
Welcome: Janet has had several sessions at her outside deck with newcomers.
People seem to be responding well to this approach.
Governance: We’re looking for a replacement for Doug.
Villager articles
An article about new board members was in the last issue. Karen will have a
landscaping update for November. Barry is seeking ideas for future issues.
Post Requesting New Board members
No one has responded to our request for members. Steve has a couple of potential
candidates.

Food Carts in CHOA
Haven HOA had a food cart in their area one evening and over 30 people took
advantage of it. Barry asked if we want to invite a food cart some evening. He is
thinking we could park it around Rec Hall C. The board asked Barry to follow up and
find more details. He will start with Haven to see exactly what they did.
October Board meeting
Barry wondered if we should continue to schedule this meeting to take place at 6:00 PM
even if it is via Zoom. The group agreed to go forward with it at that time.
Reserve Study
Regenisis provided a proposal for their services for the next one to three years. The
board agreed to go with a three-year contract with no site visit. The cost is $999 per
year.
