Charbonneau Homeowners Association Board Meeting Minutes for August  2022

Call to order at 10:00 AM

Board Members Present:

Sandie Maki, Bob Bush, Barry Hendrix, Ken Gregson,

Absent:  Randy Hitz, Karen Siegel, Robin Shultz, Janet McGarrigle, Packard Phillips

No Quorum, no votes

Also Present:

Steve Chinn, Property Managers

Guests: (check for Guests), Laura Noffky

Minutes No Quorum, so no approval of the past minutes, but considered OK from board members in attendance – after comments

Treasurer’s Report 

Bark dust came in close to budget.  $27820 v budget of $27000.

Open Forum

No questions or comments.

Old Business

  • CCC HOA Leaders Meeting Barry reached out to see when next meeting would be.  Expected in September after vacations.
  • Neighborhood Watch Program: 5 folks interested. Need more volunteers and a leader.
  • Steve is checking on some security concerns inside Charbonneau. Steve to discuss with CCC and report back.
  • Barry to check on different food trucks for potential date in September. Area is TBD.
  • Potential open house during September board meeting. May use the pavilion if AC is still out.
  • Board Goals for 2022 General discussion on creating priorities.
  • CCC Garage Sale Went well.
  • Emergency Prep: Want a board representative.  Potentially a person also part of Neighborhood watch?  A discussion point.  Find out about expected hours per year/month, etc.  Barry is taking the action.

Committee Updates

Pools and Bathrooms   Pool Rules reminder?  Steve to ask Robin to post the pool rules. No food in the pool area.  “A” Pool sign (Close the gate please) installed.  Craig and Julie O’Connell– thanks.  Steve is working on fixing the problem.

Rec Hall  A/C not working.  Difficulty getting a quote for this commercial work.  Steve is working the problem.  Are we taking Rec Hall C reservations?  Yes and letting folks know that there is a problem with the AC.  Steve investigating a ductless heater/AC.  Will go ahead after Steve provides options to select board members (probably Sandi and Barry).

Window is being removed and re-sided to remove the window that is behind cabinets. Cost around $2000.00

Landscape Bark dust went well.  Very nearly on budget.  Spots on lawn may be from Cranefly.  Next year we will need to treat for Cranefly.

Welcome Committee – No report.

New Business

  • Potential of Tolling Boone’s Bridge. No board action required at this time.
  • City of Wilsonville Water issue. Barry to provide information for posting to CHOA on difference between Wilsonville drinking water and our common area watering.  Expanding on previous post to provide more information and background.
  • Problem planters have been removed. Board (Barry) to send letter of thanks.  Issue will be closed.
  • Should we start looking for new board members or board members in waiting. Barry will put out a post we more details and time commitments of Board roles.
