DISASTER PREPAREDNESS MEETINGS

Your Disaster Preparedness Team has two information meetings planned for those CHOA residents who have not had the opportunity to attend prior meetings.
The Team’s objective is to have each adult resident informed of the procedures to follow when a disaster happens and to provide information about the steps you need to take to protect yourself and your family.
Each adult in your household should attend a meeting RSVP if you plan to attend so we can provide adequate seating and handouts. A film and discussions are planned along with Q & A. (2 hour timeframe).

Homeowner Insurance
Your Homeowner insurance policy has been renewed, effective June 1, 2015. The annual premium has increased 38.87%, primarily as the result of earthquake coverage. All industry wide rate increases are controlled by the State of Oregon, and has authorized this rate increase for 2015.
Next year, our insurance premium should decrease as a result of adjustment to our “loss experience” claim, which took effect in our fire loss in late July 0f 2012.
Your Board of Directors made an extensive review of our insurance coverage a short time ago. At that time, we were unable to get a premium quote from any qualified company because they will not provide insurance for earthquake and glass coverage as we have with State Farm. (If we drop this coverage from State Farm, we could not get the earthquake and glass breakage coverage again). We also require an insurance agent to be local to provide personal service to members, and to have experience with providing insurance to homeowner associations, such as CHOA.
The Board will again address the matter of the insurance coverage and begin a search and review of qualified insurance companies.
This topic will be discussed at the next board meeting on June 10th.
Disaster Preparedness Information
Here is the information (from 4/27/15 Board meeting as promised) that you need in case of disaster. When A Disaster Occurs – PLEASE REMAIN AT HOME – Place sign in window that can be observed from street or golf course (which ever is most observable walking by) that you “Need Help” or are “OK”
- Team Leaders will report to Pool house C on Lafayette (Operations Center) – where they will be given two way radios
- Team Leaders will be given assignments of houses to check
- To verify where help is needed
- Team Leaders will make evaluations of general area and report back to Operation Center (Pool House C) where they observed problems with:
- Power
- Trees
- Sewers
- Gas
Please refer to the “Blue Book” for supplies you should have on hand. If you did not pick up a “Blue Book” please call your coordinator to obtain one. Please contact your team coordinator if you have any questions

Due to the board members schedules the Wednesday, March 11, 2015 Board meeting is canceled.
The next monthly Board meeting will be Wednesday, April 8 2015 at 10:00 AM.
Special activities at the Oregon Wine Garden this weekend
New Attraction in Charbonneau “The Oregon Wine Garden
I am so excited about the new “Oregon Wine Garden” here in Charbonneau. They have done an amazing job of making the old restaurant and bar look new and welcoming, downstairs with wood floors and a glass and metal bar. Upstairs is new carpet, a wine tasting bar made from wine barrels with a glass top and tables dressed for dinner with beautiful white table clothes. I attended the complimentary Wine tasting both Wednesday and Thursday of this last week. The wine is all local NW wines and Donnie our wine host had information and stories to educate us about each wine that we tasted, five each day. I am not much for white wines, but there was a sparkling Riesling from St Joseph Winery that changed my mind and was purchased for our household. We had reservations for dinner Saturday night where we ordered a bottle of the Pinot Noir we had tasted Wednesday. I love appetizers so I had the roasted Brussel sprouts and the steak lettuce cups for my dinner and my husband had one of the specials that night Halibut Oscar. The Brussel sprouts were wonderful with hazelnuts and the Steak lettuce cups had a surprising spicey taste. Of course I had to try my husband’s dish and the Halibut with a light sauce and shrimp was fantastic. Our friends shared Halibut fish n chips, which were huge and definitely enough for two. While we were eating dinner upstairs we were just able to hear music coming from downstairs, so later we ventured downstairs and heard the live music of Micheal Lucich and even some local Charbonneau residents. Who knew that we had such talent for impromptu performances? I will be going back often and loved that I have this fun place to enjoy with friends and guests visiting Charbonneau. You might have noticed their Trolley’s – They hold wine tasting trips too. One that I am looking forward to is a Mystery Dinner on Friday the 13th (2/13/15). On Friday, January 30th PGE has scheduled a planned outage affecting customers on SW Boones Bend Rd, SW Sacajawea Way, and Winchester Way.
Power will be interrupted for up to 1 (one) hour between 8:00 Am- 12:00 Pm. Due to the nature of the work involved, PGE apologizes that they are unable to give an exact time.
Unplugging appliances or equipment is not required, but if you are working on a computer when the outage occurs, you could lose unsaved data.
